Mobile Notary Public FAQs in Cypress, TX
Felicia Martin Mobile Notary LLC provides professional mobile notary and loan signing services throughout Cypress, TX and surrounding areas. Below are answers to common questions about notarization in Texas.
Common Questions
A:
We provide professional, on-site notarization for individuals and businesses. Instead of you traveling to an office, we bring the "mobile office" to your home, workplace, hospital bedside, or local coffee shop.
Our core services include:
Estate Planning: Wills, Trusts, Powers of Attorney, and Healthcare Directives.
Real Estate: Loan signings (Refinances, HELOCs, Purchases), Seller packages, and Deed transfers.
General Notarizations: Affidavits, Sworn Statements, Oaths, and Jurats.
Specialized Documents: Adoption paperwork, Medical forms, and Child Travel Consents.
We serve Cypress, Katy, Tomball, and the Greater Houston area with availability 7 days a week (5:00 AM – 11:00 PM).
A: Not all notaries are trained in the complexities of mortgage lending. A Certified Loan Signing Agent (LSA) is a specialist who understands the "anatomy" of a loan package—from the Closing Disclosure to the Note and Deed of Trust.
Hiring us ensures:
Error Reduction: We know exactly where signatures, dates, and initials are commonly missed, preventing funding delays.
Neutral Guidance: We can comfortably identify and explain each document to the borrower without providing unauthorized legal advice.
Security & Compliance: We undergo annual background screenings and carry specialized E&O insurance tailored for loan signings.
Seamless Closings: We ensure the package is dropped off or shipped immediately so your loan stays on schedule.
A:
Professionalism at the signing table is a reflection of your company. We provide "white-glove" service that ensures a seamless bridge between the lender and the borrower.
Title companies and lenders choose us for three primary reasons:
The MLO Advantage: As a Licensed Mortgage Loan Officer (NMLS #2637516), Felicia Martin has a deep understanding of loan disclosures and the "why" behind the documents. This allows for smoother signings and fewer borrower questions that cause delays.
Expertise in Complex Signings: We specialize in sensitive Texas-specific transactions, including Texas 50(a)(6) cash-out refinances, HELOCs, and reverse mortgages.
Operational Reliability: We provide high-resolution scan-backs immediately after the signing and ensure documents are dropped at FedEx/UPS before the final daily pickup. Our goal is zero errors and same-day funding.
A: For your convenience, Felicia Martin Mobile Notary LLC offers several secure ways to pay at the time of service. We accept:
Digital Apps: Zelle and Venmo.
Credit/Debit Cards: All major cards (Visa, Mastercard, American Express, Discover) processed securely via Square.
Cash: Exact change is always appreciated.
Note for Professional Clients: We provide itemized digital receipts immediately upon payment for your records or tax purposes. For title companies and law firms, we also offer simplified invoicing for high-volume monthly signings.
A:Scheduling is fast and simple. You can reach out in two ways:
Call or Text: For the fastest response (especially for same-day or emergency needs), contact us directly at 832-684-6249.
Request a Quote Online: Fill out our brief [Quote Request Form] and we will schedule a quick 5-minute discovery call to confirm your details.
To provide an accurate quote, please have the following ready:
The type of document (e.g., Will, Power of Attorney, Loan Package).
The number of signers involved.
The zip code of the meeting location.
Your preferred date and time.
A:To comply with Texas State Law, every signer must present an original, current, and government-issued photo ID at the time of the appointment.
Acceptable forms of ID include:
Driver’s License: Issued by any U.S. State, Territory, or Canada/Mexico.
State ID Card: Issued by any U.S. State or Territory.
U.S. Passport: Or a foreign passport that has been stamped by the U.S. Citizenship and Immigration Services (USCIS).
Military ID: Current U.S. Military identification.
The ID must meet these 4 criteria:
Original: No photocopies or digital images on a phone.
Unexpired: We cannot legally accept an expired ID.
Photo: Must clearly show your face.
Signature: Must be present to compare against the document being signed.
Pro Tip: Your name on the ID must match the name on the document (e.g., if your document uses your full legal name, your ID should not just show a nickname).
Missing your ID? If you do not have a valid ID, please call us at 832-684-6249 before your appointment. We may be able to use "Credible Witnesses" to verify your identity, but this requires specific legal steps.
A: At Felicia Martin Mobile Notary LLC, we value your time and ours. Because we reserve specific time slots and plan travel routes to reach you, we have established the following policy:
24-Hour Notice: You may cancel or reschedule your appointment at no cost if you provide at least 24 hours' notice.
Late Cancellations: Cancellations or rescheduling requests made with less than 24 hours' notice may be subject to a cancellation fee.
On-Site "No-Go" Policy: If the Notary arrives at the location but the signing cannot proceed (e.g., the signer lacks a valid ID, is incoherent, or is unwilling to sign), the travel fee remains due and payable.
Refunds: Service fees are non-refundable once the notarization is complete. Refunds are only issued if we are unable to perform the service due to a fault on our part (such as a no-show).
How to Cancel: Please call or text 832-684-6249 as soon as you know your schedule has changed. We will do our best to accommodate your new preferred time!

Fort Bend County: Katy (South), Richmond, Sugar Land, and Fulshear.

No. Under Texas Government Code §406.017, a Notary Public who is not a licensed attorney is strictly prohibited from practicing law. This means I cannot:
Draft or prepare legal documents for you.
Tell you which document you need (e.g., choosing between a "Will" or a "Trust").
Explain the legal effect of a document.
Select the type of notary certificate (Acknowledgment vs. Jurat) for you. I am a commissioned Notary, not an attorney. For legal advice, please consult a licensed lawyer.
A: We frequently visit hospitals (including the Memorial Hermann and Houston Methodist systems) and senior living facilities. Please ensure the signer is alert, aware of what they are signing, and has a valid photo ID available. If they are unable to sign their name due to a physical disability, please let us know in advance so we can prepare for a "Signature by Mark.
A: If a signer does not have a government-issued ID, Texas law allows for the use of Credible Witnesses. This involves one or two people who personally know the signer, have their own valid IDs, and can swear under oath to the signer's identity. Please call us at 832-684-6249 to discuss this process before booking.
